Property Managers Across the Industry – Have You Joined the Apmasphere Community

In recent years, the demands of the property management industry have reached fever pitch. Our clients need and should expect more, legislation is changing faster and our hours are escaping us at such a rate that lunch is a rare reward in a less-than-ideal week. Add to that the financial pressure that comes with growing a rent roll and it’s fair to say that most property management businesses are facing challenges beyond their control.

Yet why are our systems and processes largely unchanged from the days when collecting rent over the counter was our number one task?

It’s one of many questions that have been fuelling the fires here at apmasphere for a long time and we feel that for the sake of the industry, and indeed, for the sanity of our property managers, it’s time they were addressed.

So what is apmasphere?

It is a community of property management professionals who are looking for new ways to deliver better service

It is a support network, here to provide structure and systems where they are needed, and reduce stress along the way

It is a knowledge bank that turns discussion and learning into useful tools that can help agencies grow and careers flourish.

Above all, apmasphere is a product of its people. Without the members of the property management industry who have contributed their valuable insights, apmasphere could not have grown to what it is today.

What happened to the Markets in May?

Source:  -http://www.raywhite.net/

The largest real estate company in the nation has welcomed today’s rate cut of 25 basis points, saying it is in tune with a changing tide in Australian property transactions.

Ray White Group joint chairman Brian White said that the Reserve Bank cut for the second consecutive month supports a cycle shift in real estate, where the floor price in Queensland has been found and significantly increased transactional numbers have been recorded.

“Ongoing doom and gloom in the property market has been dramatically overstated, we’ve seen an unexpected and exciting change in our recently reported May figures,” Mr White said.

“This was certainly one of the factors that saw the Ray White Group hit the best monthly sales results we have seen in two years. In fact, that stellar May result followed a really soft April month, so it’s a serious indication of a changing tide.”

He described the Group’s figures for the month just passed as “extremely encouraging” with the total coming in at $2.4 billion.

“Both Queensland and Western Australia improved dramatically recording 23 per cent and 28 percent on the previous year respectively.”

Support from the RBA for side-line buyers and existing home-owners paying off a mortgage is encouraging, Mr White said.

“We call on the banks to pass on the RBA decision today and support aspiring home-owners to engage in the market at time when the reported doom and gloom is proving untrue.”

Redcliffe’s Dynamic Property Market to be Serviced by Ray White duo

Ray White, the largest property company in Australia, opens in Redcliffe in May under Andrew Campbell and Tim Gordon.

Both Andrew and Tim have lived and operated in and around Redcliffe for a decade and bring a wealth of local real estate knowledge to the new business.

“The real estate market in and around Redcliffe is incredibly diverse, ranging from older homes under $300,000 to the multi million dollar waterfront and canal homes,” Mr Campbell said.

“After a few very slow years, the sales and rental market in the area is beginning to turn around with more and more sales being recorded and very low vacancy rates for rental properties.”

The area is popular, according to Ray White Queensland joint Chief Executive Tony Warland, because of the culture.

“Redcliffe is Synonymous with holidays and tranquil lifestyle, water and established beaches. A lot of people have lived their whole lives up in Redcliffe,” Mr Warland said.

“We are quietly excited with the freshness and vitality of Andrew and Tim. They are young and exciting…but don’t be mistaken, their knowledge around proving great community service through real estate has already been recognised with the success of their business.”

“The quality and style of these two gentlemen will be easy to recognise through Ray White. Our dynamic company needs dynamic people and we are very excited to see this new relationship moving forward.”

Andrew Campbell began his real estate career in land sales in 2003, instilling in him a strong work ethic and valuable people skills. After managing a growing rent roll for four years his role changed to that of business development manager.

“Utilising his strong work ethic and approachable personality, he has succeeded in surpassing his clients’ expectations,” Mr Warland explained.

Tim, too, has achieved a lot in his real estate career.

“After working as Senior Property Manager for a Queensland-top-five Ray White office, he moved to a real estate business in Redcliffe to help expand their property management and then became the principal of Infinite Property Management.”

Tim says the duo’s goals included being indisputably recognised as the best.

“It is our goal to become the number one real estate agency in our local community,” Mr Gordon said.

“We will do this through great service, professionalism and a fresh approach in a market that is currently suffering from out-dated office cultures and ideas.”

What’s New At Ray White

It’s 25 years since the company expanded from its Queensland base. A robust platform has been secured in both Australia and New Zealand, which we tend to use as a springboard for the next growth phase. Our strength in Indonesia continues to open new opportunities for us in Asia.

Three businesses located in Paihia, Kawakawa and Kaikohe greatly strengthened New Zealand’s Northland network this month. Dianne Quinn’s offices are market leaders in each of the areas that they trade and have been established for several years.

Meanwhile, we are witnessing a heightened commitment to skills development and a participation to inspire smart career decisions by our people.

The early registrations for our conference programme over the next few months exceeds our expectations – our Wealth Conference for property managers will be the biggest held in Australia. Our Future Leaders’ conference will profile why owning a real estate business can be one of the best career moves. The Next Generation – an industry first – explores the question many teenagers ask ‘is joining the family business a good option for me?’. As in so many things we do, we welcome members of the real estate industry to register for these sessions. As always, our Elite conference pulls big numbers.

March saw the wrap up of our award season. For the first time, two Commercial performers took the top two slots across our entire network: Karen Seeto and Bruce Whillans. Michael Willems, from the Gold Coast, rounded off the top three places.

Wealth Conference 2012

The first Wealth Conference was held in 2007 in its original format as the Ray White Property Management conference. It was clear back then that there is a growing body of professionals in our industry who are eager to change the way we manage properties. They are passionate about growth, career development, service delivery and innovation. It was also clear that when these like minded people started to talk and share ideas the energy became infectious.

The people were more important than the brand, and the best people thrive when there is debate, innovation and opportunity to try something new.The Wealth Conference started as a Ray White conference, but is now open for any principal or agent who is looking to change the way they do things. It was a hard idea to get our heads around at first, but we are now certain that the open exchange of ideas and debate benefit all of us, with the costs only being borne by those in our industry that wish change to stop.

At the last conference we had 800 delegates, and one hell of a party. This year we want to continue the progress, with more colleagues, more ideas, more resources. And, of course, a bigger party.

The theme of Wealth Conference 2012 is “Breaking Out.” The agenda is tailored to those in our industry who want to break out from some of the constraints that hold us and our industry back. Our ambition is to once and for all deal with the perception that landlords want to choose an agent based on price, and to debate, develop and launch programs and resources that we will need to transform our growth potential and profitability.

There will be case studies to analyse, workshops to develop new ideas and priorities, and a range of industry professionals that are offering their time in 1-on-1 meetings with delegates.

The theme for the gala ball is “Vegas”, so don’t forget the costumes. Prizes and bragging rights await the best-dressed individuals and agencies.

Held over the 3rd and 4th of June, Wealth Conference 2012 is being driven by Ray White and apmasphere. We are also supported by a range of sponsors and industry professionals who are enthusiastic about the industry and its transition to a new way of doing business.

We encourage you to explore this website for more information.
